Real estate has always been an important part of our practice. Our Real Estate Department has broad experience in all phases of commercial real estate. We represent developers, commercial lenders, sellers and purchasers of commercial loan portfolios, major chain tenants and contractors. The following is a representative sampling of some of the more prominent projects for which we have provided real estate counsel: 300 George Street (New Haven); 383 Middle Street (Bristol); Hartford Civic Center; State House Square (Hartford); Hudson Park (Yonkers); CityPlace I (Hartford); 100 Pearl Street (Hartford); Farm Glen Office Park (Farmington); Old Greenwich Gables (Old Greenwich); Barnes Industrial Park (Wallingford); Heritage at Free Mason Harbor (Norfolk, Virginia); Bronxville West (Bronxville, New York); IBM Building (Raleigh, North Carolina); Golden East Crossing Mall (Rocky Mount, North Carolina); and Jupiter Palms (Jupiter, Florida). Our representation of several of Connecticut's largest contractors has provided us with excellent insight into the various third party relationships (general contractor, subcontractor, architect and engineer) involved with the real estate acquisition and development process. We also have extensive working relationships with design consultants, leasing agents and property managers. We document, negotiate and close sophisticated construction and permanent loans for leading banking institutions. We have undertaken extensive due diligence and document preparation in connection with loan portfolio sales, and have negotiated and closed numerous sales and acquisitions of single or pooled asset transactions. Many of the projects described above have multiple ownerships and we have assisted in the formation and creation of joint ventures, limited partnerships, limited liability companies and combinations thereof, including large syndications involving the preparation of private placement memoranda. In the creation of these entities, our Real Estate Department works closely with our Business and Finance Department. For more information about our Real Estate Department please contact Richard J. Shea, Jr. |
